Electrical inspection & testing

EICR certificates in Preston and the North West

NICEIC-approved fixed wire testing and electrical installation condition reports for landlords, homeowners and commercial properties. Clear coding, fast certificates and remedial work carried out by our own qualified engineers.

Who needs an EICR?

Electrical safety certificates for every property type

An Electrical Installation Condition Report (EICR) checks whether your electrics are safe and fit for continued use. It is now a legal requirement for many rented properties and strongly recommended for commercial and domestic owners.

Landlords

Private landlords must have a valid EICR before tenants move in, and renew it every 5 years. We issue the certificate and code any remedial work needed to achieve compliance.

Commercial & industrial

Business premises, warehouses and retail units need periodic inspection to satisfy insurance, HSE and BS 7671 requirements. We test at a frequency matched to your risk profile.

Home buyers & owners

An EICR gives peace of mind before exchange or after a major alteration. We identify hidden defects, overloaded circuits and earthing issues before they become costly problems.

Stay compliant and avoid penalties

Since 1 July 2020, private landlords in England must have a satisfactory EICR for new tenancies, and from 1 April 2021 for all existing tenancies. Local authorities can impose fines of up to £30,000 for non-compliance. We make it easy to stay on the right side of the regulations.

The testing process

What to expect during an EICR inspection

A thorough inspection takes between 2 and 4 hours for a typical domestic property, longer for commercial sites. Our engineers work cleanly, minimise disruption and explain the findings in plain English.

01

Visual inspection

We check the condition of switchgear, accessories, cabling and earthing before any testing begins.

02

Dead testing

Continuity, insulation resistance and polarity tests confirm circuits are correctly wired and safe to energise.

03

Live testing

Earth fault loop impedance, RCD functionality and prospective fault current are measured under operating conditions.

04

Certificate & report

You receive a clear EICR with observations coded C1, C2, C3 or FI, plus a fixed-price quote for any remedial work.

FAQ

Common EICR questions

How much does an EICR cost in Preston?

Pricing depends on the number of circuits and property type. A typical domestic EICR starts from around £150+VAT. Commercial premises are quoted individually based on distribution boards and site size. Request a fixed-price quote and we'll confirm before booking.

How long is an EICR valid for?

For rented domestic properties, an EICR is valid for 5 years or until change of tenancy, whichever comes first. Commercial and industrial sites may need more frequent inspection depending on use, environment and insurance requirements.

What happens if my installation fails?

A failed EICR means C1 (danger present) or C2 (potentially dangerous) observations were found. We'll provide a prioritised remedial quote, carry out the work and issue the satisfactory certificate once complete.

Do you cover areas outside Preston?
